Pivoting current market conditions into REIT investment opportunities

Presenter: Deuce Harris

In this presentation, Mr. Harris will comment on the current financial and investment market conditions by emphasizing the importance of diversification of investment portfolio. REITs, as an alternative incoming producing investment vehicle will be introduced to audience by Mr. Harris at this Luncheon.

Mr. Harris will define REITs, introduce its purpose, and the income and tax benefits of REIT.  He will also introduce how to utilize REITS to raise fund for investors who interested in setting up charter schools with first hand experiences that Mr. Harris had for his previous projects through TreyNet Realty Capital., in which he serves as the Executive Vice President.

It’s safe to say that Deuce Harris has a sound understanding regarding the current market conditions within our regional economy; Made evident through his time-tested ability to discover and generate value through a holistic array of investments in his lifetime. Not only is Deuce solid at wealth management, but he is also a proven coach with a track record of investing in his players, some of whom have even made it into the major leagues. On November 1st, 2019, he has agreed to share his wisdom during this luncheon and potentially unlock the human potential for all those who care to listen. For this reason, this networking event is surely one that can’t be missed.

Bio: Deuce Harris, the Executive Vice President – Development at TreyNet Realty Capital. He specializes in asset management, business development, and assist in sourcing acquisition of income-producing triple-net lease properties for TreyNet REIT, specifically in state-chartered public-school sector. Mr. Harris has a tale of two careers, financial advising, and pubic school teaching and administration. Over his career has acquired a thorough understanding of financial markets, having spent over a decade as a financial advisor managing $160 million in assets at Merrill Lynch, UBS, and Reliance Financial in the Triangle. Additionally, he has extensive experience in the Charter School model, administration, and operation as the Athletic Director at Voyager Academy in Durham, NC.  Mr. Harris led a self-funded athletic program, having to raise an annual operating budget of approximately $170,000.  During his time, the athletic department boasted 32 teams, 84 coaches, which produced 52 student-athletes that continued their athletic and academic careers at the college level.  Including an NCAA champion, Jay Huff – UVA Basketball, and one professional athlete, Chad Sykes – Pitcher: Los Angeles Angels.  The marriage of these two careers that affords Mr. Harris a unique perspective on the overall investment landscape and the positioning of charter school properties in real estate investment trust.

  • Pioneered rebuild of athletic department using analytical, problem-solving, and business development skills from $40 K in debt to 100% self-funded program to support facilities, coach salaries, officials, equipment, memberships, supplies, and certifications.
  • Designed and spearheaded marketing strategies towards capital campaign that raised +$92 K in 3mos, 54% of annual budget.
  • Developed and sustained strong, mutually beneficial relationships with corporate sponsors and individual donors to fully fund $170 K athletic budget over last 4 years.
  • Established and led school fund-raising effort for facility access for 85% of offered programs, and construction of $1.8 M multi-purpose, on-campus athletic stadium in 2018.
  • Hired, managed, and mentored +80 coaches, by creating a united vision and fundamental objective to inspire, empower, and help legitimize the goals of all student-athletes.
  • Achieved 3 team, and 8 individual state championships, including an average of 22 athletes annually, or 13% of graduated students continued athletic and academic careers at the collegiate level, double the national average published by the NCAA.
  • Created and managed data analytics system to quantify growth and best practices.
  • Instituted and implemented instructional guidelines, strategies and use of technology in classroom
  • Implemented strategic leadership and teambuilding plans which resulted in 3, top-15 team finishes in 4 years.
  • Established and led athletic booster club to raise over $100 K over 10 year period, 100% of operating budget.
  • Developed business relationships to solicit and retain corporate sponsorships which doubled annually.
